Housing Starts Rebound in February by Largest Amount in Nine Months

By Greg Robb | Realtor.com The numbers: Construction of new U.S. homes rebounded 10.7% in February to an annual pace of 1.52 million units, the Commerce Department said Tuesday. That is the biggest gain in nine months. Despite the increase, starts are still below December’s level. Economists on Wall Street were expecting a 7.4% rise in housing starts in February to 1.43 million. All numbers are seasonally adjusted. The number of housing starts in January was revised slightly higher, to a drop of 12.3% to 1.37 million, from an initial reading of a 14.8% drop to 1.33 million. It is still the biggest drop since May 2022. Building permits, a sign of future construction, rose...

4 Tips To Make Your Strongest Offer on a Home

From our friends in KCM Are you thinking about buying a home soon? If so, you should know today’s market is competitive in many areas because the number of homes for sale is still low – and that’s leading to multiple-offer scenarios. And moving into the peak homebuying season this spring, this is only expected to ramp up more. Remember these four tips to make your best offer. 1. Partner with a Real Estate Agent Rely on a real estate agent who can support your goals. As PODS notes: “Making an offer on a home without an agent is certainly possible, but having a pro by your side gives you a massive advantage in figuring out what to offer...

Your Home Is a Powerful Investment

From our friends at the KCM blog Going into 2023, there was a lot of talk about a possible recession that would cause the housing market to crash. Some in the media were even forecasting home prices would drop by as much as 10-20%—and that might have made you feel a bit unsure about buying a home. But here’s what actually happened: home prices went up more than usual. Brian D. Luke, Head of Commodities at S&P Dow Jones Indices, explains: “Looking back at the year, 2023 appears to have exceeded average annual home price gains over the past 35 years.” To put last year’s growth into context, the graph below uses data from Freddie Mac on how home prices have changed...

The Housing Market’s Unhappy New Year: Fewer Homes Go Under Contract as Mortgage Rates Rise

By Clare Trapasso | Realtor.com The housing market isn’t off to a good start this year. The number of homes under contract that haven’t closed yet dropped 4.9% from December to January, according to a recent report from the National Association of Realtors®. Year-over-year pending home sales were down 8.8% in January. The culprit? Rising mortgage rates that make it more expensive for folks to purchase homes. “Consumers are showing extra sensitivity to changes in mortgage rates in the current cycle, and that’s impacting home sales,” said NAR Chief Economist Lawrence Yun in a statement. Mortgage rates had dropped to a low of 6.61% in late December but ticked up slightly in January, according to Freddie Mac data. “Buyer demand...

Buying Houses Before Finding Spouses

By Debra Kim| The New York Times Single men traditionally get a head start in homeownership and reap the benefits faster, but single women are thinking creatively to close the gap. Rachel Rodman always dreamed of owning her own home, but life kept getting in the way. She became a mother at 19, then went through a complicated divorce that left her financially depleted. For many years, she felt resigned to renting with her son, James, now 14. Ms. Rodman, 33, earns a steady income as an events producer for SXSW, the annual festival of creative arts and technology held in her hometown, Austin, Texas. Still, she never felt she had...

Pet-Friendly Features That Could Help Your Home Sell Faster

By Kristine Gill  | Better Homes & Gardens Pets are a top factor in today's home purchases, and these pet-related upgrades could help sell your home. For many Americans, a pet makes a house a home. In fact, studies show that many homebuyers report prioritizing pets’ needs when shopping for a new home. It would stand to reason then that certain pet-friendly features can not only enhance the value of your home but also help it sell faster. “As our furry friends become ever more integrated into our families, their needs are increasingly factored into home-buying decisions,” says Scott Beaudry, broker and owner with Better Homes and Gardens Real Estate Universal. We’ll take...

Sales of New Homes Tick Up in January

By Aarthi Swaminathan | Realtor.com The numbers: Sales of newly built homes in the U.S. inched up in January, even as mortgage rates rose. U.S. new-home sales rose 1.5% to an annual rate of 661,000 in January, from a revised 651,000 in the prior month, the Commerce Department reported Monday. The number is seasonally adjusted and refers to how many homes would be built over an entire year if builders continued at the same pace every month. The pace fell short of expectations on Wall Street. Economists had forecast new-home sales to total 680,000 in January. Mortgage rates rose to a six-week high at the end of January, according to data from Freddie Mac, which might...

By Clare Trapasso | Realtor.com Homebuyers looking to avoid high property taxes probably shouldn’t move to New Jersey. Don’t Let the Latest Home Price Headlines Confuse You

From our friends KCM Based on what you’re hearing in the news about home prices, you may be worried they’re falling. But here’s the thing. The headlines aren’t giving you the full picture. If you look at the national data for 2023, home prices actually showed positive growth for the year. While this varies by market, and while there were some months with slight declines nationally, those were the exception, not the rule. The overarching story is that prices went up last year, not down. Let’s dive into the data to set the record straight.  2023 Was the Return to More Normal Home Price Growth If anything, last year marked a return to more normal home price...
